This report highlights technical considerations that developers must consider during the development of 179-183 Hindley street, Adelaide SA 5000. This report has information from two previous papers, Site analysis dated 12 April 2019 and High and Best Use analysis dated 24 May 2019.

The site is located in the Adelaide CBD and is composed of 2 parcels (Figure 1, Table 1). The location is close to public transport (bus/tram) and education, such as UniSA, Tafe, Medical Sciences School and Adelaide High School. After a High and Best Use Analysis, it was identified that the building should be an 8-storey mixed-use development including parking, retails, student accommodation and residential (Table 2). The final profit expected is 14% of the total Development value.

• Site constraints

The site has a regular shape and two frontages, on the North of Hindley street and on the of South Philip street (Figure 2). The North facade has a clear view with only 2 story buildings across the road. However, the South facade view is blocked due to a multi-storey building less than 10m from the site boundaries (Figure 3). Only the right part of this frontage can have a view of Light square. The West side of the site has a multi-storey building on the boundary and the East side there is a local heritage place. Two existing buildings are situated on this site, which represent approximately 20% of the coverage (Figure 3). The rest of the site is constituted by a car park. There is also a slight slope toward Hindley street and connections to water, electricity, sewer and fibre optic are available.
